What the median does not tell you

  • A BER is the flattest-priced item here: €250 to €280 across every dwelling type, because it is a fixed piece of assessor work rather than a construction job.
  • SEAI pays €50 towards the BER that is required after grant-supported works. A standalone BER bought to sell or rent a property carries no grant, so most people commissioning one pay the full amount.
  • These figures come from BER assessments carried out alongside Better Energy Homes upgrades. Assessors set their own prices and quote independently, so it is worth getting more than one.
