€250 to €280 is SEAI's published median, depending on house type, and what you pay if you are managing the job yourself. A BER certificate rates a home from A1 down to G. You need one to sell or rent a property, and after the work to be paid any SEAI grant.

You do not need a BER to apply. You need one to be paid.

A registered assessor surveys the house after the work is finished and signs the form that releases your grant. Every grant, every applicant, no exceptions, and you have eight months from the grant offer to get it done.

Whether you pay for it depends on your route.

Managing the job yourself:
you book the assessor and pay, and SEAI gives you €50 back.
One Stop Shop:
included in the job. They arrange it and you never book one.
Warmer Homes:
free, before and after the work. SEAI arranges both.
