Grant for upgrading to energy-efficient windows and external doors. The grant is worth up to €5,600, and is paid only when the work is carried out by a contractor on the SEAI register.
How the figure breaks down. Windows are granted by dwelling type: €4,000 detached, €3,000 semi-detached or end of terrace, €1,800 mid-terrace, €1,500 apartment. External doors are €800 each for a maximum of two doors.

Your house must already have good attic and wall insulation. This grant is not a starting point.
- The home needs an MPRN and must have been built and occupied before 2011.
- Insulation counts as good if you have had SEAI attic and wall insulation grants, or your BER advisory report marks attic and walls “Good” or “Very Good”. A BER assessor can tell you which.
- The property must reach a Heat Loss Indicator of 2.3 W/K·m² or lower, or have attic and walls marked “Good” or “Very Good” in the post-works BER advisory report.
- New windows must be U-value 1.4 W/m²K or better, and you must be replacing existing single or double glazing. The contractor confirms this on the Declaration of Works.
- Any room with an open-flued appliance needs a permanent vent, and windows with a drop over 1.4 m need restrictors fitted.
- You do not have to replace every window, and you can apply for windows, doors, or both.
- You must have grant approval before the work starts, and a post-works BER afterwards. The full process, with every deadline.

Can I claim more than one SEAI grant?
Yes. You can apply for several measures at once, and some measures require others first. The checker adds up only what this house is actually eligible for, which is not the same as the list of grants that exist.
When do I actually get the windows and doors grant money?
On the individual grant route you pay the contractor in full and SEAI refunds you 4 to 6 weeks after you submit correct paperwork, including a post-works BER. So you need the money available first. The alternatives are the state-backed Home Energy Upgrade Loan, or a One Stop Shop, which deducts the grant from the price before billing you but costs more overall.
Do I have to apply before the windows and doors work starts?
Yes, and this is the rule that most often costs people the grant. SEAI will not pay for work carried out before you have grant approval, and there is no retrospective application. Once the offer arrives you have 30 days to accept it and eight months to finish the works, get the post-works BER and return the paperwork.
